• Owner/Developer/CM – The Nottingham Apartments, Omaha, Nebraska

– Complete renovation of this 36 unit, historic multi-family development, acquired, restored and sold this one-of-a kind 1928 Tudor Revival building while obtaining TIF (Tax Increment Financing) through the City of Omaha and secured its position as a Registered Landmark on the National Historic Register

• 3000/3030 Orchard Parkway, San Jose, California

– Construction Manager for the renovation of two office buildings and interior courtyard improvements

• Tenant Improvements – Lincoln Financial and Liberty Mutual Suites, Phoenix Arizona

– General Contractor for 34,000 Sq. Ft. of class-A full floor tenant improvements for the Phoenix offices of Lincoln Financial and Liberty Mutual Insurance Companies currently under construction

George F Rozansky, MArch, LFA, Associate AIA

Vice President of Realty Asset Advisors SW, Inc. – Scottsdale, AZ /Bloomfield Hills, MI

George is a Michigan native that has worked on multiple project types in multiple states. He has recently lived and worked in Arizona continuously for over 16 years and now travels between Michigan and Arizona. He has experience in single family residential, office, retail, grocery, food service/restaurants, correctional, educational, medical, religious, hospitality, and new construction and renovation including but not limited to shell and tenant improvement projects.

George has taken his education and experience and practices his craft using the acquired skills to add value to the experience of a project from start to finish. His design goals incorporates elements of Feng Shui where possible and focuses on the holistic approach to buildings and implementing a standard of sustainability that does more than be “less bad” which involves net zero and regenerative goals of a building design and operation along with the building’s place within its surroundings.

RELEVANT EXPERIENCE

  • Managed the construction of various TI projects including commercial office space and multifamily apartment buildings ranging in value from 300K to 2M.

  • Developed and implemented construction schedules from the pre-construction and design phase through construction.

  • Interacted with Architects and Engineers in order to submit Construction Documents to obtain demolition and building permits.

  • Developed and maintained subcontractor relationships to solicit bids, define scopes of work, and review contracts.

  • Coordinated with Architects, Engineers, Inspectors, Subcontractors, Owner Representatives and the owner’s vendors to ensure the project met critical milestones while staying under budget with exceptional quality.

  • Created RFI’s identifying drawing and field conflicts as well as reviewing submittals to ensure that project specifications were accurate.

  • Reviewed construction progress and payment applications with general contractors to verify the schedule was met and project invoicing was appropriate.

  • Submitted Construction Progress Reports on behalf of the owner to verify funding for the pay applications each month.
