Since 1991, Reality Asset Advisors has provided these comprehensive real estate construction service to owners, lenders, investment advisors, real estate investment trusts, insurance companies, public sector clients and other industry professionals.
Traditional concepts in real estate lending, development and investment strategies have undergone significant changes in recent years. The combined effects of the subprime mortgage crisis, under performing commercial real estate and more stringent lending practices have presented owners, lenders, equity managers and investors with new challenges in financing, asset management and the search for value-add opportunities.

Services
CM/GC and Design/Build Services
Few factors in the project delivery process are as important as qualified leadership from a strong management team. RAA takes on this vital role by offering proactive strategies in project coordination, sound contract negotiations, computer integrated project accounting, scheduling and safe, well-organized field operations.
RAA provides these services where comprehensive CM or integration of the Design/Build process offers the best delivery strategy for the project and is in the best interest of our client.
Preconstruction Phase Consulting Services
RAA provides an invaluable third party approach to the evaluation of construction projects by performing a thorough analysis of the plans and specifications, project costs, construction schedule and overall constructability of the improvements.
The documents are evaluated for completeness, and compatibility between the design disciplines, including zoning and entitlements, ADA/FHA design requirements, Fire and Life/Safety code compliance and conformance with generally accepted construction practices.
Comprehensive Property Condition Assessments
Few consulting firms comprehend the total acquisition process and can provide adequate safeguards against the financial risk that owners and lenders face with each transaction. RAA reduces this risk by providing detailed and accurate condition assessments for property acquisitions or disposition. Our services include the evaluation of major building systems, building envelope and site improvements in
accordance with ASTM E2018 Standard Guide for Property Condition Assessments.
Lender Representation and Construction Oversight
RAA offers construction oversight services to owners and lenders who seek qualified on site representation, quality control and disbursement reviews during construction and at project completion. Site observations are conducted monthly to protect the owner or lender’s investment in the project. Following each site visit, a detailed construction progress report and photographic record of work in progress is prepared
Construction Defect Evaluation, Litigation Support, and Forensic Auditing
Construction Defect Claims are an unfortunate and complex part of our industry that requires more diligence and expertise in construction materials, building systems, means and methods and design. The path to resolution makes the difference. RAA provides our clients with this critical support with experienced professionals armed to identify, analyze and quantify each claim with timely and cost effective results.
